Before you book
Questions guests ask.
The practical answers about the house, the hill, the garage, the airport, and what happens when San Juan's power flickers. If yours is not here, email us and a person replies.
Casa Monteflores is a full-floor, four-bedroom, four-bath penthouse of about 3,000 square feet in Santurce, San Juan, Puerto Rico. It sleeps up to 10, comes with two garage spaces, has a generator and water cistern for outages, and sits seven minutes from the airport and under a mile from Ocean Park beach. Check-in 4 PM, check-out 11 AM. No parties, no pets. Hosted by Bryce and Linda.
The house
A full floor at the top of the Monteflores condominium, with an elevator up.
- What is Casa Monteflores?
A full-floor, four-bedroom, four-bathroom penthouse of about 3,000 square feet in the Monteflores condominium, on a hill in the Santurce district of San Juan, Puerto Rico, with ocean, mountain and city views. It is hosted by Bryce and Linda, rented directly on this site and on Airbnb, and is part of Amala Resorts. The whole floor is yours except one small locked storage room.
- How many people can it sleep?
Up to 10 guests. The fixed beds sleep eight: king beds in three bedrooms and a queen in the fourth. Two self-inflating queen air beds are stored in a closet for larger groups. Groups of eight adults have told us the layout works because nobody shares a wall they did not choose.
- How many bathrooms are there, and does each bedroom have its own?
Four full bathrooms. Bedroom one has a private ensuite. Bedrooms two and three share a bath through a vestibule between them. Bedroom four's bath is off the hallway beside it. A fourth full bath with a shower is next to the kitchen, so four people can get ready at once.
- Which rooms have the view?
Three bedrooms face the ocean and the fourth faces the city. The living room and the wraparound terrace take in the Atlantic, the mountains of the Cordillera and the skyline of Condado at night.
- Is there an elevator?
Yes. The building has an elevator to the penthouse floor. The service elevator at the back is small and not air-conditioned, so use the main one with luggage.
- What is in the kitchen?
A full kitchen with a dishwasher, microwave and coffee maker, a breakfast table, and dining for the whole group. There is an in-unit washer and dryer. Guests who stayed a week have told us they never needed to buy a household supply.
- Is there air conditioning?
Yes, throughout, plus ceiling fans in the rooms and portable fans on hand. Bedrooms have room-darkening shades.
- What about TV and music?
An 86-inch TV with Apple TV and a soundbar, a 43-inch TV in bedroom one, a Sonos sound system, and board games for slow nights.
Arrival & parking
Written instructions and a short arrival video go out before every stay.
- What are the check-in and check-out times?
Check-in is 4:00 PM and check-out is 11:00 AM. Early check-in or late check-out is $25 per hour when the calendar allows; for Airbnb bookings the fee is requested through Airbnb's Resolution Center.
- How do we get in?
Self check-in. You receive a personal door code that works from check-in to check-out, along with written directions and a short video of the arrival so nothing is a surprise. A doorbell camera watches the entrance; there are no cameras inside.
- Is there parking?
Yes. The penthouse comes with two assigned spaces inside the building's garage, included in the stay. On arrival, park on the street while you collect the garage remote, then move into the assigned spaces. Residents' reserved spaces are not for guests, and a car must never be left where it blocks a neighbor; the building is protective of its spaces, and following the steps makes for a calm arrival.
- How far is the airport?
About seven minutes by car from Luis Muñoz Marín International Airport (SJU), rarely more than a quarter-hour even at rush hour. Taxis and Uber both serve the airport.
- Do we need a car?
Not for the neighborhood: Loíza Street's restaurants are a short walk down the hill and the beach is a 15 to 20 minute walk. A car makes the rest of the island easy, from El Yunque to the ferries and the west coast, and you have two garage spaces for it.
Location
Above San Juan, within reach of everything.
- Where exactly is the house?
In the Monteflores neighborhood of Santurce, at 2007 Calle Las Violetas, San Juan, Puerto Rico 00915: a residential hill between the airport and the beach, lifted above the noise of the city.
- How far is it from the beach, Old San Juan and Condado?
-
Ocean Park beach 4 min drive, 15 to 20 min walk Loíza Street restaurants 0.5 mi, a short walk Condado 1.2 mi Old San Juan 3.5 mi, 15 to 20 min Isla Verde 4.2 mi SJU airport 7 min - Where do we eat nearby?
Casita Blanca, a Puerto Rican classic, is a five-minute walk. Loíza Street has cafés, ceviche and bars half a mile down the hill, and La Placita de Santurce, with Santaella and the Thursday-to-Saturday street scene, is a short ride. The full list is in our Things to Do guide.
- Is the neighborhood quiet?
Yes. The building is a family-oriented residential condominium with children and elderly residents, and the penthouse sits above the city rather than in it. You hear San Juan from the terrace; you do not live in its traffic.
Power, water, internet
The questions people who know Puerto Rico ask first.
- What happens during a power outage?
The house has a generator and a water cistern system that keep it running during grid power or water-service outages, which happen in Puerto Rico. You keep your lights, air conditioning, water and Wi-Fi.
- What is the water like?
Filtered, pressure-boosted and heated by an in-line water heater, with the filters changed every four months.
- Is the Wi-Fi fast enough to work?
Yes. Wi-Fi runs at about 400 Mbps throughout the penthouse. There is a dedicated workspace, and bedroom three has a desk with a 32-inch monitor. The modem and router sit by the locked storage room, so you can restart them yourself.
Groups & house rules
Bring everyone. Keep it a home.
- Is it good for a group of eight to ten?
That is what it is for: families with grandparents, three couples, a girls' trip, a wedding party. Four bedrooms, four baths and a table that seats everyone.
- Are parties or events allowed?
No. Casa Monteflores is in a family-oriented residential building with children and elderly neighbors living below, so parties and events are not permitted. A celebration dinner for your own group, with the decor we set up through Extras, is a different thing and very welcome.
- Are pets allowed?
No, pets are not allowed.
- Is it suitable for children?
Yes. Families with kids stay often, and the kitchen, laundry and separate bedrooms make a week easy. Tell us ages when you book and we will say what to bring.
- What languages do the hosts speak?
English and Spanish. The housekeeper and technicians are Spanish speakers.
Booking
Direct, or on Airbnb. Same house, same hosts.
- How do I book directly?
Use the Reserve form on the home page, which sends your dates and group size through to Landian to confirm, or email hello@casamonteflores.com or call +1 (787) 305-0711. The house is also on Airbnb.
- Do guests have to verify their identity?
Yes. After a booking is confirmed, the lead guest completes a short identity verification through Truvi, started from casamonteflores.com/verify. It takes a few minutes and protects the building and the next guest.
- What is the cancellation policy?
It is shown at the time of booking, on Airbnb or in the direct confirmation. Ask us before you book if your dates are uncertain.
- Who are the hosts?
Bryce and Linda, who have hosted on Airbnb for more than a decade and hold Superhost status, with a 4.93 average from more than a hundred reviews. They do not live on site; a local housekeeper cleans after every stay and technicians are on call, and the hosts answer messages themselves.
Extras
Arrive to something special.
- Can you set up decorations or stock the fridge before we arrive?
Yes. Celebration decor, a stocked fridge, a beach picnic on the sand and a private dinner are arranged through Extras. Decorators set up before you arrive, and the housekeeper takes decorations down at the next turnover, so you never have to.
